  • Inspections must be scheduled at least one working day in advance, but can be arranged several days ahead.

  • Specific appointment times are not available due to inspectors' workload.

Building Inspection Program

The Building Inspection Program ensures that construction projects comply with approved plans and adhere to Local and State Building Codes.

Inspection Services

Inspections are conducted for various types of buildings, including:

  • Residential
  • Commercial
  • Industrial
  • Agricultural

Services cover new construction, as well as additions, alterations, remodels, repairs, and changes of use.

Manufactured homes are also inspected to verify compliance with the Manufacturer’s Installation Specifications or N.F.P.A. standards.

Field inspections help ensure buildings are safe, accessible, and energy-efficient throughout the county.

Inspection Requirements

All construction or work requiring a permit must be inspected by the Building Official. The work must remain accessible and exposed for inspection until officially approved. Yakima County and the Building Official are not responsible for any costs associated with removing or replacing materials to allow inspections.

Inspection Approval & Compliance

  • Approval of an inspection does not mean a violation of the building code or other county ordinances is approved.
  • Inspections cannot override or cancel the provisions of the building code or county ordinances.

Inspection Record Card

Before starting permitted work, the permit holder (or their agent) must post or make available an inspection record card. This card must remain in place until final approval is granted by the Building Official.

Scheduling Inspections

  • The permit holder (or their agent) must notify the Building Official when work is ready for inspection.
  • Inspection requests must be made at least one working day in advance.
  • Requests can be made in writing or by phone at 509-574-2370.
  • The requester must ensure access and means for the inspection.

Work must not proceed beyond each inspection point without prior approval from the Building Official.

Inspection Process

Upon notification, the Building Official will:

  1. Inspect the requested portion of construction.
  2. Either approve the completed work or notify the permit holder of any deficiencies.
  3. Require corrections for non-compliant portions before covering or concealing them.

Inspection Timeframe & Permit Expiration

  1. First Inspection: Must be requested and completed within 180 days of permit issuance.
  2. Permit Validity: Each inspection extends the permit for an additional 180 days until final approval.
  3. Final Inspection: A final inspection and approval are required before occupancy or use.
  4. Permit Expiration: If no inspection occurs within 180 days of the last inspection, and no extension request is received or approved, the permit expires.
